7th Floor Master Plan South and West Side Weaver Office Space Project Washington D.C.

Project Description

Relevant Scope of Work: This design-build project included renovations and modifications to 13,000SF of office space on the 7th floor within the Department of Housing and Urban Development (HUD), Office of Administration (OA), Building. The area of construction involved the SW Suites, and the NW Suites. The project included renovating numerous offices, conference rooms, team rooms, copy and print area, restrooms, reception areas, storage rooms, hallways and corridors, and multi-purpose rooms. The project included requirements for structural metals, lintels, equipment supports, stair systems, wall partitions, structural concrete, exterior curtain wall construction, piping, ductwork, vessels and equipment, primary operational systems and equipment, water/moisture/vapor/air/smoke barriers, membranes and flashings, controls, communication, conveying, and electrical wiring.

Demolition scope of work included removal and disposal of wall partitions, all interior walls, exterior curtain walls, doors, windows, signage, walk off mats, flooring, acoustical ceiling, cabinets (wall, floor), countertops, electrical, mechanical, fire suppression, and fire alarm.

Historic Construction Materials scope of work included the removal and salvaging of identified historic items and materials.  The project included the installation of new cased openings and walls in several areas and had to be in compliance with the programmatic agreement.

Woods/Plastics/Composites scope of work included requirements for rough carpentry. Project included requirements for plastic-laminate-faced architectural cabinets.

Thermal and Moisture Protection scope of work included requirements for fire stopping, and joint sealers at all penetrations.

Openings scope of work included requirements for wood doors/frames/hardware. For new curtain walls, Matos provided access door assemblies which were an integral unit complete with all parts, fabricated units of continuous welded steel construction, and provided with attachment devices and fasteners. Frames for masonry and tile wall (Flush Panel Units) were fabricated frames from sixteen (16) gauge steel. For installation in masonry construction, provided frames with adjustable metal masonry anchors. Frameless Units for Drywall Surfaces (Recessed Panel Units) provided access doors without exposed frames for drywall adhered to recessed panel. Panels were fabricated from fourteen (14) gauge steel, with concealed spring hinges set to open to 175 degrees. Project included requirements for glass and glazing including clear float glass, clear tempered glass, float/plate clear glass, float/plate tinted glass, and safety glass. Finishes scope of work included requirements for standard gypsum board, fire resistance gypsum board, patching and repair, painting. Matos provided and installed concrete anchors, wire for ties, channels, steel rigid furring channels, steel framing for walls and partitions, steel stud and runners, steel rigid furring channels, water-resistant gypsum board, and tile backer rod. Provided and installed wall insulation, noise barriers batts, and sound attenuation blankets. Provided and installed acoustical ceilings including panels, tiles, and ceiling suspension. Project included extensive requirements for resilient flooring, carpeting, painting throughout the entire project area to include various types of wall systems and doors, staining and transparent finishing, aluminum frames (interior aluminum framing, doors, glazing frames).

Furnishings scope of work included requirements for quartz agglomerate countertops.

Equipment scope of work included requirements for the installation of a microwave and refrigerator.

Plumbing scope of work included requirements for plumbing modifications throughout the entire project area.

HVAC scope of work included requirements for HVAC modifications throughout the entire project area which included removing and replacing all existing ductwork and diffusers and accessories, air registers, VAV boxes, hydronic piping, and return air grilles.

Electrical scope of work included requirements for electrical modifications throughout the entire project area including requirements to remove and replace lighting, lighting controls, conduit, wire, receptacles, branch circuit conduit and conductors. Provided access to walkerduct power duct and provided a pedestal service fitting with WHIP to powered furniture system. Provided terminations to pedestals and furniture systems. Provided homerun conductors from device load to panelboard based on circuit length.

Fire Alarm/Fire Suppression scope of work included requirements for fire alarm/fire suppression modifications throughout the entire project area which included removing and replacing existing sprinkler system, piping, and associated materials. Fire alarm scope of work included removing and replacing the notifier system including all ceiling mounted speakers, speaker strobes, ceiling mounted smoke/heat detectors, pull stations, wiring, all new circuits and pathways, and all related system components.

Communications scope of work included requirements for new data/voice cat 6/6A cabling to be enclosed in conduit, and removed and replaced all data/voice and coaxial cabling, wireless access points, ceiling speakers, and in-slab walkerduct system.
