Veteran Benefits Administration Regional Office (VARO) Renovations, Baltimore, MD

Project Description

For the Veteran Benefits Administration Regional Office (VARO), the general scope of work includes, but is not limited to, demolition of existing offices, break rooms, and conference rooms, and interior renovations for new tenant layouts.  The new tenant layout includes offices, open workstation area, file and storage rooms, copy and break rooms, conference/training rooms, and interview rooms. IT support spaces are also included in the design.  New/repaired finishes, mechanical/plumbing work, electrical work, and fire protection work are involved for complete operational space.  Phasing for this project is based on floor location, and the project is being completed in four (4) phases. Phase 1 includes work on the 2nd floor (Plan West), Phase 2 includes work on the 2nd floor (Plan East), Phase 3a includes work on the ground floor, Phase 3b includes work on the 1st floor, and Phase 4 includes work on the 16th floor.

Existing Conditions scope of work includes requirements for asbestos abatement, and removal and disposal of lead-based paint.

Metals scope of work includes requirements for structural steel framing.

Woods/Plastics/Composites scope of work includes requirements for rough carpentry, interior finish carpentry, and plastic-laminate-clad architectural cabinets.

Thermal and Moisture Protection scope of work includes requirements for acoustic insulation, applied fireproofing, penetration firestopping, joint firestopping, joint sealants, and acoustical joint sealants.

Opening’s scope of work includes requirements for door hardware sets, hollow metal frames, flush wood doors, access doors and frames, all-glass entrances, door hardware, and glazing.

Finishes scope of work includes requirements for non-structural metal framing, gypsum board, ceramic tiling, acoustical tile ceilings, resilient base and accessories, resilient tile flooring, static-control resilient flooring, tile carpeting, low-profile fixed height access flooring, interior painting, and intumescent painting.

Specialties scope of work includes requirements for visual display units, room-identification panel signage, folding panel partitions, wall and door protection, toilet and bath accessories, fire extinguisher cabinets and fire extinguishers.

Furnishing’s scope of work includes requirements for plastic-laminate-clad countertops, and solid surfacing countertops.

Fire Protection scope of work includes requirements for the installation of a wet pipe sprinkler system.

Plumbing scope of work includes requirements for general-duty valves for plumbing piping, plumbing pipe insulation, piping, piping specialties, and fixtures.

HVAC scope of work includes requirements for HVAC air distribution system cleaning, sleeves and sleeve seals for HVAC piping, escutcheons for HVAC piping, meters and gages, ball valves, check valves, gate valves, hangers and supports, TAB, duct insulation, HVAC piping insulation, commissioning, direct-digital control system, control valves, hydronic piping and specialties, metal ducts, air duct accessories, flexible ducts, axial HVAC fans, air terminal units, air diffusers, registers and grilles, HVAC air cleaning devices, and fan coil units.

Electrical scope of work includes requirements for low-voltage electrical power conductors and cables, grounding and bonding, hangers and supports, raceways and boxes, underfloor raceways, modular dimming controls, wiring devices, and LED interior lighting.

Communications scope of work includes requirements for structured cabling.

Electronic Safety and Security scope of work includes requirements for digital, and addressable fire-alarm system.
