This project is for developing a permittable set of drawings for a design-build effort to renovate the existing visitor center building for the same occupancy/purpose. The building has fallen into some disrepair and plans are to remodel the entirety of the exterior envelope with new siding/ roofing throughout, replacement of existing exterior windows and doors, and repairs needed to stop existing water leaks into the building. Interior repairs include mostly patching and painting work after leaks are repaired. Any modification to interior spaces or walls is expected to be minor alterations. The existing HVAC system (7 rooftop heat pumps, 4 residential split-system heat pumps, 3 ductless mini-splits, and 1 roof mounted exhaust fan) are to be replaced in kind with high efficiency units. Exterior envelope insulative values shall be brought up to code as required using exterior insulation wherever possible as there are no plans to remove interior surfaces beyond simple repairs. The existing building is roughly 13,800 square feet of area.
