The scope of work consisted of minor demolition and renovation of the offices and conference rooms, the creation of new huddle rooms, and a Mother’s Room. The new spaces were upgraded to Constellation space standards and interior finishes, energy-efficient lighting, and reconfigured HVAC provisions. The project included the coordination with all the Utility’s vendors including Security, AV, furniture and the IT department as needed. Except for the SOC Renovation area, the building remained fully occupied during construction. Electrical scope of work included installation of new electrical equipment and devices, and lighting controls. New electrical included junction boxes, conduit, pull strings, wall mounted electrical feeds for furniture, data/voice base feed to accommodate CAT 6 cables, floor mounted recessed floor box with electrical receptacles, and coordination with security cameras. Mechanical scope of work included salvaging and re-using of certain mechanical systems. New plumbing included requirements for a countertop sink with garbage disposal (ADA compliant), another countertop sink, and water connection for coffee maker and ice maker. Installed stop valves and supply leads with P Trap, domestic water piping, and back flow preventor at the water supply line. HVAC scope of work included requirements for structure supports for all new HVAC units, exhaust fans, and condensing units, duct cleaning, duct sealing, TAB, flexible duct, new thermostats and sensors, refrigerant lines, and single zone ductless split system. Architectural scope of work included minor demolition of existing interior construction, construction of new walls, ceiling modifications (acoustical ceiling, gypsum wallboard soffits), installation of new finishes and millwork. Millwork included the removal and installation of base and wall cabinets, standing and running trim, required blocking, and new solid surface countertops. Openings included the removal and installation of hollow metal doors, wood doors, and finish hardware. Flooring included VCT/Resilient tile, wall base, carpet and carpet tile. New painting was applied throughout the project area. New appliances were installed included microwave oven, refrigerator, undercounter refrigerator, ice machine/dispenser, and garbage disposal. Fire Protection scope of work included the installation and modification of fire protection and fire alarm system.
